Tune-ups

Doraville HVAC Maintenance

One visit before the cooling season and one before the heating season, so a clogged drain or a weak part gets caught before it causes a mess.

The Cheapest Leak Repair Is the One That Never Happens

A big share of summer leak calls start with a drain line that slowly filled with algae over the previous months. A big share of short cycling calls start with a capacitor that had been weakening for a season or a coil coated with dirt. Maintenance is how those get found while they are still small. A cooling tune-up before summer flushes the condensate line, tests the float switch, checks the pan, cleans the outdoor coil, inspects the indoor coil, measures refrigerant pressures and the temperature split, tests capacitors, contactors and motors and replaces the filter. A heating tune-up before winter inspects burners and the heat exchanger area, tests the igniter and flame sensor, confirms limit and rollout switches, checks the draft and gas pressure and looks at the blower. Heat pumps get both, since they work in every season. Every visit ends with a written report: every measurement taken, the parts cleaned and any component showing its age. Nobody enrolls in anything. When it is time for the next season, you phone and a technician comes out.

On the Tune-Up Checklist

The details differ by season and equipment, but these are the core items.

  • Condensate drain flush

Line cleared, trap cleaned and float switch tested to prevent summer leaks.

  • Coil cleaning

The condenser coil gets washed and the evaporator coil is looked over for grime and corrosion.

  • Electrical testing

Capacitors, contactors, connections and motor amperage measured.

  • Refrigerant and airflow

Gauge pressures, the temperature drop across the coil and blower performance all go on record.

  • Heating safety checks

Burners, igniter, flame sensor, limits, rollout switches, draft and gas pressure on gas furnaces.

  • New filter

The right size installed, with guidance on how often to change it.

  • Written findings

A short report with the readings and anything to keep an eye on.

How Tune-Ups Work

  1. Pick the season

Spring for cooling, fall for heating, both for heat pumps. Mention any drips, noises or cycling you have noticed.

  2. Work the list

Each item cleaned, tested or measured, then the system runs a complete cycle.

  3. Go over the report

Findings explained in plain terms. Any repair is priced separately and up to you.

Why These Tune-Ups Pay Off

  • Drains first

In a humid climate the condensate drain is the leak waiting to happen, so it gets real attention.

  • Measurements on file

Recorded readings make it easy to spot a part drifting from one season to the next.

  • No sign-up

Phone when it is time. There is nothing to join.

  • Drain flushed every visit
  • Electrical parts measured
  • Findings in writing
  • Heating and cooling

Get Ahead of the Next Season

A tune-up before the heat or the cold is the simplest way to avoid a wet ceiling or a dead system later. The whole checklist gets done and the results stay with you.
